The Polish data center market is on track to double by 2030. We bring seven years of Polish renewable energy field expertise — land aggregation, PSE grid validation, municipal politics, community engagement — to the buyer side of Polish DC development. For infrastructure funds and colocation operators entering Poland without on-the-ground capability.

DC.01 · Flagship

Power-Land Bridge

Corporate power purchase agreement structuring between data center buyers and Polish renewable developers we already work with from the supply side. The one product no Warsaw advisor can replicate — because no other firm sits on both sides of the Polish renewable energy market.

What it is

Most Polish DC projects now source 40 to 100 percent of their power from renewables through corporate PPAs. We sit on both sides of that market. We already work with the renewable developers building Polish wind, PV, and BESS pipeline — and we can match those projects to DC offtake demand at the contractual and operational level. Our work spans counterparty identification, term-sheet architecture, grid-allocation coordination, and execution support through to a signed contract.

What is included

Mapping of suitable renewable supply (wind, PV, hybrid) by voivodeship and grid node. Counterparty identification and warm introductions to projects we already know. PPA term-sheet drafting and negotiation support. Grid-allocation coordination between supply and offtake nodes — PSE-queue alignment so the contract is physically deliverable. Coordination with legal counsel through to executed agreement. Optional post-signing performance monitoring.

Best for

DC developers and operators with a specific Polish offtake requirement. Infrastructure funds whose investment thesis depends on renewable sourcing being available at acquired sites. Renewable developers with surplus capacity who would prefer corporate offtake to merchant exposure.

DC.02

DC Site & Power Red Flag Scan

The same field methodology we apply to renewable acquisitions, deployed on a single DC site. Land, grid, municipal relationships, community profile — verified at field level. Four to six weeks. Single-page recommendation.

What it is

A four-to-six-week field investigation on a single proposed or candidate Polish DC site. We extend the same methodology we have run on fifty-plus renewable assets across Polish voivodeships — site walk, PSE substation availability and connection-queue position check, fiber backbone access mapping, water-for-cooling availability, municipal-level conversations, and community-level signal collection.

What is included

Direct site visit. PSE 110 / 400 kV substation distance and headroom check. Fiber backbone access mapping. Surface and groundwater availability assessment. Cooling-related environmental sensitivity check. Municipal relationship reconnaissance (mayor, secretary, sołtys of the host village). Permit pathway diagnosis (WZ vs MPZP, environmental decision, building permit). Single-page recommendation: proceed, proceed with conditions, or kill.

Best for

Infrastructure funds evaluating a Polish DC acquisition candidate. Colocation operators screening greenfield sites for new build. International developers entering Poland and needing rapid local validation before committing capital.

DC.03

DC Asset Watch

The same post-acquisition field monitoring we run for renewable energy funds, applied to acquired Polish data center assets. For infrastructure funds that own the asset but do not maintain on-the-ground capability in Poland.

What it is

Ongoing post-acquisition monitoring of Polish DC assets at the field level. Quarterly site visits, municipal relationship maintenance, early warning of operational issues before they hit performance metrics or community trust. The format mirrors our Renewable Asset Watch product — applied to the specific stakeholder profile of a data center asset (water permits, noise complaints, municipal taxation, local employment dynamics).

What is included

Quarterly on-site presence. Mayoral, council, and sołtys relationship maintenance. Water-permit renewal coordination. Noise-complaint management with the host municipality. Local tax negotiation support. Early-warning reporting to the asset-management team. Coordination with technical operators on field-level interface issues.

Best for

Infrastructure funds owning Polish DC assets without a permanent Polish field team. Recently acquired DC portfolios in the first 12 to 36 months post-close. Sites with concentrated community-relations exposure or unresolved municipal disputes.

Service 01

Red Flag Scan

Single-asset, single-week, single-page kill-or-proceed assessment. The lightest format we offer — designed to surface dealbreakers fast.

What it is

A focused one-week field investigation on a single asset — either an acquisition candidate you are screening or a problem asset already in your portfolio. We walk the site, run public-records validation, conduct a small number of stakeholder conversations, and return a single-page memorandum with a clear recommendation: proceed, proceed with conditions, or kill.

What is included

Direct site visit. PSE connection-queue and substation-availability check. URE auction history. KRS / company-filings review for ownership chain. BIP municipal-resolution scan. Two to four targeted stakeholder conversations (sołtys, key landowner, gmina secretary). Single-page deliverable with verbal walkthrough.

Best for

Pre-LOI screen on a candidate asset. Post-acquisition triage when an asset starts to underperform. Quick second opinion before a binding bid is submitted.

Service 02

Portfolio Field DD

Multi-asset pre-acquisition due diligence delivered inside your binding DD window. The format we most often run for funds in active transactions.

What it is

A three-to-four-week field due diligence engagement across an entire portfolio — typically five to fifteen assets. Site visits, stakeholder mapping, ownership chain verification, and identification of the operational risks that paper DD does not surface. Delivered to your deal team and IC in time for the binding decision.

What is included

Site visits to every asset in scope. Stakeholder mapping per location. Ownership-chain verification including unrecorded informal commitments. Municipal-relationship assessment for each gmina. Cross-asset pattern analysis. Single consolidated memorandum with red-flag list, risk ranking, and asset-by-asset recommendation (re-price, indemnify, carve out, exclude, proceed).

Best for

Funds in exclusive due diligence on a development-stage or partially-secured portfolio. Strategic buyers acquiring from a regional developer. Carve-out transactions where the seller's data room is incomplete.

Service 03

Land Aggregation

Parcel identification, owner outreach, lease securing. For developers whose internal land teams have hit capacity walls — or who never built them.

What it is

End-to-end land aggregation as a field-led service. We identify suitable parcels, conduct owner outreach, run the negotiation cycle, and secure signed lease agreements ready for project development. The work is structured as an ongoing engagement with both a fixed retainer and a per-MW success component, aligning incentives across the development timeline.

What is included

Target-area screening based on grid availability, planning constraints, and ownership structure. Direct landowner outreach and relationship building. Negotiation cycle management. Lease structuring and execution. Coordination with the developer's legal and permitting teams. Quarterly progress reporting.

Best for

Developers building new pipeline who lack a senior internal land team. Developers whose internal teams are at capacity on existing projects and cannot absorb new geography. International developers expanding into Poland without on-the-ground execution capability.

Service 04

Crisis Resolution

Hostile communes, blocker owners, contested assets. Multi-month engagements designed to unblock projects others have written off as unrecoverable.

What it is

A focused intervention on a stuck project — typically a development with strong fundamentals that has become unworkable due to a specific community, ownership, or municipal blocker. We diagnose the actual cause (rarely what is publicly visible), design a recovery sequence, and execute it over a multi-month engagement.

What is included

Composite diagnosis of the blocker (rarely a single issue, almost always a composite). Identification of the actual decision-makers — usually different from the formal hierarchy. Stakeholder-by-stakeholder engagement plan. Direct execution of the recovery work. Regular reporting to the project owner. Engagement closes when the blocker is structurally resolved.

Best for

Project owners with a long-stuck asset that has good underlying fundamentals. Funds inheriting a problem project through an acquisition. Strategic buyers who have purchased into an unexpected community-level dispute.

Service 05

Active Buyer Retainer

Continuous deal-flow screening and on-demand field validation. For funds with live acquisition mandates in Polish renewables.

What it is

An ongoing retained relationship for funds actively deploying capital into Polish renewable assets. We screen incoming deal flow against your investment thesis, conduct lightweight field validation on candidates that pass screen, and stand ready to deploy into full Portfolio Field DD when a transaction enters exclusive diligence — without the friction of a new engagement letter.

What is included

Monthly screen of deal flow you forward us. On-demand single-asset field validation (within ten working days). Priority scheduling for full Portfolio Field DD when needed. Quarterly market-update memorandum. Direct access to a senior partner for ad-hoc consultations.

Best for

Funds with one or more active acquisition mandates in Polish renewables. Buyers who screen ten to thirty assets per year. Funds with international deal teams that need a Polish field-level partner on call.

Post-Acquisition Asset Watch

Field-level monitoring and stakeholder maintenance for acquired portfolios. Preserve the relationships your transaction depended on.

What it is

Continuous post-acquisition monitoring of acquired renewable assets at the field level. Periodic site visits, ongoing stakeholder maintenance, early warning of issues before they hit operational metrics. The work bridges the typical gap between acquisition handover and full asset-management ramp-up.

What is included

Quarterly site visits to every asset under watch. Stakeholder relationship maintenance — annual conversations with key landowners, sołtysi, and municipal contacts. Early-warning reporting on emerging issues. Coordination with your asset-management team. Annual asset-by-asset risk re-rating.

Best for

Foreign funds without a Polish field team. Recently acquired portfolios in the first 12–36 months post-close. Portfolios with concentrated community risk that requires ongoing relationship work.
